Exposure cuts both ways
Elevated, wind-exposed lots put more salt through outdoor equipment than the map distance to the water suggests. Aerosolized salt pits aluminum condenser fins, corrodes copper line sets and works into contactors and service disconnects, and a steady breeze simply delivers more of it.
The practical response is unglamorous: rinse coils on a real schedule, treat electrical contacts during service, and inspect the disconnect rather than assuming it is fine because the unit still starts. Corrosion at a terminal shows up as intermittent faults long before it shows up as a failure, and those are the calls where a technician has to be patient rather than quick.
Elevation also means many houses here are multi-story to take the view. Tall houses stratify: the top floor runs warm while the ground floor runs cold, and a single thermostat cannot resolve it. Zoning or a dedicated head upstairs is the real answer rather than setting the whole house colder.
Rentals, and the weeks nobody is there
As with most of 30A, a large share of these houses are rentals or second homes, which means long empty stretches.
