The oldest town on the road
Grayton Beach was here long before the rest of 30A was drawn on a map, and it still shows. Between Western Lake and the Gulf you have weathered cottages raised on piers, houses that have been extended in stages over decades, and newer builds dropped onto old lots. Very little of it was designed around a central air conditioning system, because much of it predates the assumption.
That is the defining fact of HVAC work here. A lot of what we do in Grayton is retrofit: fitting modern equipment into a building that never anticipated it, without tearing the character out of the house.
Raised cottages and the ductwork underneath
Houses on piers put ductwork in an open, unconditioned, salt-laden crawl space, and that is a hard place for a duct to live.
Flex duct under a raised cottage sags between supports, takes on moisture, gets chewed by animals and pulls loose at the boots. Every one of those faults delivers conditioned air to the outdoors while the room above stays warm. In a climate with a cooling season running spring through late autumn, that is a permanent tax on the bill. When a Grayton cottage “needs a bigger unit,” the honest first check is almost always the duct run beneath the floor.
Where duct replacement is impractical, ductless mini-splits often make more sense than forcing a ducted system into a building that resists it. A head per zone, no crawl space losses, and rooms that can be shut down when unused.
Western Lake, salt, and moisture from both directions
Grayton sits between a coastal dune lake and the Gulf, which means humid air from both sides and very little respite. Dew points hold above 70 degrees for months.
Salt handles the outdoor equipment: pitted aluminum fins, corroded line sets, degraded electrical contacts, worst in the rows closest to the water. A rinse cadence matched to your distance from the beach, plus contact treatment at service, is the difference between a condenser that reaches its expected life and one that does not.
Humidity handles the inside. An older house that is leakier than a new build still gets clammy if the system short-cycles, and closed-up rental cottages between guests are where mold problems start. Hold an empty house near 78 with humidity under 60 percent rather than switching the system off entirely.

On an older Grayton house we would rather spend the first visit measuring than selling: static pressure, temperature split, charge, duct condition and return sizing. Equipment quoted without that is a guess, and in this housing stock a guess is usually wrong.
Frequently asked questions
My cottage has never cooled well. Is it just too old?
Age itself is rarely the cause. Duct losses under a raised house, undersized returns and a system sized for a different floor plan than the one that exists now are the usual suspects, and all three are fixable.
Would mini-splits ruin the look of an old cottage?
Indoor heads are compact and can be sited discreetly; line sets can be run concealed. For houses where ducting is genuinely impractical, it is often the option that preserves the building rather than the one that compromises it.
How often should coastal equipment be serviced?
At least annually, and rinses more often the closer you sit to the Gulf. Salt does not pause between visits.
