When duct cleaning genuinely helps
There are clear cases where cleaning the ducts is the right call:
- After construction or renovation, when drywall dust and debris went into the system
- When there has been water intrusion and there is visible microbial growth in the ductwork
- After a rodent or insect problem in the ducts
- When ducts have been open or disconnected in an attic or crawl space and have taken in insulation and dust
- When a property has sat closed and damp for a long period, which on this coast happens to rental properties regularly
In those situations cleaning addresses a real problem, and in coastal homes the combination of humidity and closed-up periods makes the damp cases more common here than in drier climates.
When it does not
If your ducts are intact, sealed and dry, routine cleaning on a schedule does comparatively little for air quality or efficiency. We would rather say so than add it to an invoice.
More often, what looks like a duct cleaning need is actually a duct condition problem, and cleaning a duct that is disconnected or crushed fixes nothing.
The problem that is usually underneath
In a lot of Panhandle homes, particularly older ones and raised coastal cottages, the ducts have real physical faults:
Flex duct sags between supports and traps moisture at the low points. Runs get crushed where something is stored on them in an attic. Boots pull loose at the register, dumping conditioned air into a crawl space. Returns are undersized for rooms that were added later. Insulation on the duct exterior degrades and the duct sweats in a humid attic.
Every one of those costs capacity continuously. A room that has never cooled properly since an addition went in is almost always this, not a dirty duct and not an undersized unit.

Sealing and repair
Where the ducts are the issue, sealing and repairing them recovers capacity you are already paying for. In an unconditioned attic in this climate, conditioned air escaping a duct is money spent twice: once to condition it and again because the room never gets comfortable.

How often should ducts be cleaned?
There is no useful universal interval. It depends on events: renovation, water intrusion, pests, or a long damp closure. Absent those, condition matters more than cleanliness.
Will duct cleaning lower my power bill?
Rarely by much on its own. Sealing leaking ducts, on the other hand, can make a real difference, because that is conditioned air you are currently losing.
My vents smell musty. Is that the ducts?
It can be, particularly after a house has sat closed and humid. It can also be a dirty evaporator coil or a condensate problem. Worth diagnosing before cleaning.
