What maintenance is actually for
A tune-up is not a ritual. It is a small number of specific checks that catch the specific things that fail here, before the season that makes them fail.
The condensate drain. In a climate this humid an air conditioner produces a remarkable amount of water. A drain that has been slowly silting up all year blocks on a hot day, and if the air handler is in the attic, the overflow finds your ceiling. Clearing it takes minutes and is the single highest-value thing on the list.
The capacitor. Run capacitors degrade gradually and then fail suddenly, usually on the hottest day, because heat is what finishes them. Measured microfarads tell you it is going before it goes.
Coil condition. A dirty evaporator or condenser coil cuts capacity and raises running cost continuously. On the coast the condenser is also corroding; inland it is packing with pine needles and pollen. Different cause, same effect.
Refrigerant charge. Measured, not guessed. A system low on charge has a leak, and finding it early is cheaper than finding it when the compressor has been running starved for a season.
Electrical contacts. Salt works into contactors and disconnects and produces intermittent faults long before it produces a failure.
Why it matters more in this climate
Equipment here runs from spring into late autumn, which is far more run time than the same unit would see further north. Wear parts reach end of life on a schedule driven by hours rather than years.
Add salt air on the coast and heavy tree debris inland, and you have a climate that is unusually hard on outdoor equipment from two directions at once. An annual service is what closes the gap between the life the manufacturer designed for and the life the equipment actually gets here.
Timing
Spring, before the cooling season opens properly. That is when a weak capacitor or a silting drain can be dealt with calmly rather than as an emergency in August when every HVAC company on the coast is busy.
For coastal properties, a mid-season coil rinse is worth adding. The closer you are to the water, the more it matters.

That is exactly when it is worth it. Maintenance is about catching the degradation you cannot feel yet, particularly the condensate drain and the capacitor.
What about a rental that sits empty?
Still yes, and arguably more so, because nobody is there to notice a problem developing. Pair it with a thermostat that holds humidity while the house is unoccupied.
