Seaside is the town that started New Urbanism in America, and the design priorities are visible everywhere: small cottages, tin roofs, deep porches, picket fences, and lots packed close enough that neighbors can hold a conversation across them.
It is a wonderful place and a constrained one to work in. There is rarely a generous side yard to put a condenser in, rarely an attic with room to stand, and rarely a clean route for a new duct run. Equipment here goes where it fits, which is not always where a textbook would put it.

Clearance is the recurring problem
When an outdoor unit is tucked into a narrow gap between a cottage and a fence, it struggles to shed heat. It pulls in air it has already warmed, head pressure climbs, capacity falls and the compressor works harder for less output. The owner sees a rising bill and a house that will not hold temperature on a hot afternoon, and assumes the unit is failing.
Often the unit is fine and the siting is not. Improving clearance, removing what has grown up around it, or relocating the pad can recover performance that no repair would have restored.
The same constraint applies indoors. Air handlers squeezed into closets with no room for a proper return starve the system. A system that cannot breathe in cannot deliver out, regardless of what the nameplate promises.
Where ducting does not fit, ductless does
Plenty of Seaside cottages have rooms that were never on the original plan: a converted porch, a loft, a bunk room carved out of what used to be storage. Running new ductwork to them is disruptive in a small house and often steals airflow from the rooms that already work.
Ductless mini-splits fit these buildings well. One head conditions the space independently, there is no duct loss, and a room that only gets used when the house is full can be shut down the rest of the year. Rentals, salt and closed-up houses
Most of Seaside turns over to guests, so timing matters. Give us your turnover window and we will work to it, including weekends.
Between guests, leave the system running near 78 degrees with humidity held under 60 percent rather than switching it off. Dew points here hold above 70 for months and a closed cottage with no dehumidification gets musty quickly, which guests notice before anything else.
Outside, salt is doing its steady work on fins, line sets and electrical contacts. Rinse frequency should match how close you sit to the Gulf, which in Seaside is close.

My condenser is in a really tight spot. Is that a problem?
It can be. Restricted airflow raises operating pressure and costs both efficiency and compressor life. It is worth having someone look at clearance before assuming the equipment is at fault.
Can you fit a system into a small cottage without major work?
Often, yes, particularly with ductless equipment. We would rather work with the building than force a conventional system into a house that resists it.
